I know there continues to be media reports about the sad, sad state of the real estate market. Nothing is selling. Prices are high. Nobody can get a loan. Rates are high, blah, blah, blah…
So, I decided to look at the stats for January in Plano, Texas. Did anything sell? How long are homes “sitting” on the market? What is the “hot” price range? Well, the information I found is enlightening and encouraging.
In Plano, 194 homes sold in January! That means 194 happy new home owners and 194 happy home sellers.
Homes that sold in January were on the market an average of 78.8 days. Considering that time frame includes the holiday season – 78 days isn’t too bad.
The average sold price is $270,808!
So, what do the price ranges look like? Well, 78 homes were under $200,000. Fifty-eight homes sold for between $200,000 to $300,000. This leaves an additional 58 homes that sold for more than $300,000. Just encase you are wondering, the lowest priced home was $79,900 and the highest priced home was $1,099,000. The average price per square foot is $89.80.
