A fun family event happening on April 12, 2008 is the Live Green Expo being held at Plano Centre. This is being presented by the City of Plano and it is FREE! The event will help Plano residents make informed decisions and choices to take action that will lead to more healthy lifestyles with less of an impact on our environment. There will be exhibitors offering ‘green’ products and services. Performances by The Bill Tillman Band, Eddie Coker, Radio Disney and Sounds of Justice. There will be environmental workshops; keynote speakers; an eco-fashion show; a hybrid ride and drive; as well as children’s activities and lots of great prizes!

The event will be held at Plano Centre, 2000 East Spring Creek Parkway from 9:00 am to 5:00 pm and remember it is FREE admission!

Saturday, April 5th will be the 23rd Annual Great American Cleanup Day for Plano, Texas. The city of Plano has expanded the event this year; this is the nation’s largest organized litter prevention and community improvement program. This is a great opportunity to volunteer, to help clean up our community and to make new friends!

All Plano residents are invited to participate. Bring your scout troop, your youth group, your church group, your co-workers, your neighbors, your friends, or come to meet new friends and neighbors!

Clean up starts at 8:00 am on Saturday, April 5th. You must pre-register before March 28th. Then pick up your registration packet at the Keep Plano Beautiful Office (4200 W. Plano Parkway) – in your packet you will find supplies for cleanup, a map, and tee shirts for the volunteers.

An additional feature at this year’s event is the opportunity for Plano residents to recycle items – for example, gently used athletic shoes, cell phones, eyeglasses, worn clean clothing, linens and rags. If you have personal documents you would like shredded, each Plano resident (with proof of residency) can bring two file boxes of documents to be shredded to First United Methodist Church parking lot at 3160 E. Spring Creek Parkway.

Lifesaver
I am sure many of you saw the article in the Business Section of the Dallas Morning News on March 5, 2008 by the Real Estate Editor, Steve Brown where he discussed values of homes; especially homes in the Dallas/Fort Worth area.

He talked about all of the media coverage concerning the ‘bursting bubble’ of the real estate market and how with all of that coverage very few are reporting about the March 4th, 2008 report from Global Insight, a financial information provider, and National City Corp, a financial holding company, that says the Dallas/Fort Worth area has one of the most undervalued housing markets in the country!

The report goes on to say that homes in Dallas are undervalued 30%, and homes in Fort Worth are undervalued 25%. These two financial companies arrived at these figures based on where they estimate home prices should be in North Texas. The criteria they used to determine these values are historical market premiums and discounts; population density; relative income levels. The report concludes that the Dallas/Fort Worth market is near the top of the cities with the most undervalued housing in the country.

I have long held that our market is not reflective of the media projections; we are experiencing more stable values and our homes continue to be lower priced, per square foot, than most of the major cities across the country! This is great news for buyers and investors! Call me; let’s talk about how this information is to your benefit.

Plano
165 homes sold
The homes were on the market an average of 74 days.
The average sales price was $252,621, with an average price per square foot of $89. 

Allen
93 homes sold
The homes were on the market an average of 80.5 days.
The average sales price was $227,428, with an average price per square foot of $94. 


Murphy
11 homes sold
The homes were on the market an average of 141 days.
The average sales price was $299,875, with an average price per square foot of $84. 


Frisco
92 homes sold
The homes were on the market an average of 110 days.
The average sales price was $361,349 with an average price per square foot of $96.
