Expanded Animal Shelter & New Sculpture

In November the Plano Animal Shelter on West Plano Parkway unveiled the “Companions” sculpture that will greet visitors for years to come.  The unveiling coincided with the grand opening of shelter’s new 5,000 square foot addition. 

The sculpture is made of concrete and colorful glass – the dog is named Akiva and the cat is Kannon, Oscar Alvarado of San Antonio is the artist of this cute couple. 

The expanded area boasts surgical suite with separate recovery rooms for dogs and cats, a large kennel space and a reception area.  Visitors will appreciate the new pet owner waiting area.  The staff is happy with more storage as well as the new laundry room.

New Interchange

Parker Road at US 75 Project is now operational!  Some construction will remain into January but the Single Point Urban Interchange is fully functional.   This joint project between the City of Plano and the Texas Department of Transportation is the first of its kind in Texas.  Learn more about Single Point Urban Interchanges here.

 

Cashless Tolling

December 11th marked the beginning of Cashless Tolling for the entire North Texas Tollway Authority (NTTA).  For Plano drivers this includes the Dallas North Tollway, Sam Rayburn Tollway and President George Bush Turnpike.  You will be billed by Zip Cash or charged thru TollTag account only.   TollTags offer significant savings on tolls and new accounts can be opened at two City of Plano locations.  There will be some demolition and construction along the Dallas North Tollway thru mid 2011 as the Parker Road Toll Plaza and ramp plazas are dismantled.

Happy December, yes this means the holidays and the end of the year but there is still time to purchase a home this year and here are just a few reasons it’s a good time to be a home buyer:

 

Tax savings for this year

                        Mortgage interest, property taxes, points…  A number of things can be used as

                        deductions

Sellers still selling are generally more motivated

                        This may lead to more leverage on the part of a buyer.

            Less competition from other buyers

                        Many people take the holidays off.  It could be in a buyer’s best interest to keep

                        looking.

            Moving companies may be offering special deals

                        Most moving occurs in the spring and summer months.  I would never shy away

                        from haggling a bit on moving costs in December.

             And, of course, rates are still unbelievably low

                        We don’t know exactly how long they’ll stay down, but certainly not forever.

If you are having a holiday party or if your home is for sale and your agent is holding an open house here are some quick and easy tips to make those entering your home feel at home: 

·        Define the space.  Party guests want to congregate in the space you have designed for entertaining – remove toys and exercise equipment and clutter so they can comfortably mingle.  Confusion on a set confuses the audience, so make the purpose of each room clear. 

·        Unblock the sight lines.  Actors need clear paths to maneuver, and so do home buyers and party attendees.  Make it easy to walk from room to room; be sure you can see out the windows, especially if there is a view; create an open space for seeing the entire group or hearing the music.  

·        Highlight the focal points.  For parties that will be the food table and bar area.  For home buyers the focal points will be the view, the fireplace, the open floor plan, the large kitchen.  Remember reds and yellows are “advancing” colors and blues and greens are “receding” colors. If you have elegant granite countertops place a bowl of red apples or peppers on top to draw attention to them (and remove all clutter).  Beautiful fireplace or a dreary corner, add a yellow flowering plant! 

·        Noise distracts!  For your parties very soft and subtle music is the perfect background noise, too loud and people can’t carry on a conversation.  The same is true for selling your home, add some soft music to set the mood but not distract.  

·        Smells – at this time of the year there are so many wonderful smells, but be sure they aren’t overwhelming for your parties or your open house!
