Yes, it is cold outside and we are all scrambling to find extra blankets, but this is also a great time to think about air conditioning!   Winter is a perfect time to add air conditioning to your home – or to replace an aging system.  And you can save money by doing it in the winter.   You don’t want to find yourself desperately searching for air conditioning after the spring and summer heat have already hit.  Starting early allows you time to shop around; compare prices; products; service; and contractors.  Choosing the right air conditioner system for your home is not a decision you want to make when you are under the influence of stifling heat! 

Air conditioning systems will add to your resale value, typically at least enough to cover the cost of purchase and installation.  For warmer climates, or high-end real estate markets adding AC can mean even more value added. 

A few buying tips:

  • Comparative Size: An AC system that is too small for your home won't cool rooms properly and will result in wasted energy. A system that is too large or too powerful will shut down too quickly, prior to dehumidifying the air.
  • Keep it Quiet: Pay attention to noise ratings on all systems. Noisy units can disrupt your sleep on their lowest levels or serve as a raucous distraction on high.
  • Energy Efficiency: AC systems with higher efficiency ratings will cost you more up front, but will help save your household when it comes to future energy bills (they're more eco-friendly, to boot). Look for systems that feature programmable time settings to limit the system's use during non-peak times.

HVAC contractors tend to not be as busy in the winter; and some offer seasonal discounts. Be sure you check with Better Business Bureau before choosing a contractor.

Latest cell phone; fastest computer; thinnest flat screen TV – when it comes to electronics and newest gadgets many of us are first in line!  And all of the newest stuff is wonderful, but what do you with the old stuff?  How do you properly dispose of it – or can you recycle it or share it with someone else who can use it?  

Reports say that us American own about 24 electronic products per household.  Trashing the “old” products is overwhelming our landfills.  There are a lot of toxic materials embedded in electronic products, and these products make up 70% of the toxic material in landfills.   When the electronics break apart they release their toxins which leach into the soil and water or become airborne. 

Electronics contain valuable elements such as precious metals and manufactured plastic.  By reusing these material we reduce greenhouse gas emissions, reduce pollution, save energy and save resources. 

So here are a few ideas on how/where you can recycle your electronics:

1.      Check local schools, churches or charities.

a.      Can they put your unwanted electronics to use?  

                                                              i.      It could be a tax deduction too. 

2.     Give your old cell phones to a nonprofit organization that refurbishes them for people in need.

3.     Visit www.epa.gov/plugin to find electronics manufacturers and retailers that participate in the EPA’s “Plug-In to eCycling” program.  Several retailers offer in-store “take back” services, some even offer in-store credit.

5.     Visit www.ecyclingcentral.com for additional local information.

Sellers in Plano, TX are enjoying a consistent market, even during the holiday season. When we compare sales between December 2009 and January 2010 it is obvious it is a seller’s market. Over 100 homes sold in January, many more than the other areas we track. The average sold price and price per square foot increased with January sales. Days on market did increase slightly but remains under 2 months! 
 
Traditionally January Real Estate can be slow, and even though fewer homes sold the prices remained fairly constant!  
 
Our market remains steady and with the expanded tax credit it is a great time to purchase a home. To qualify for the tax credit you need to have a home under contract before April, which will be here before you know it!   Call us and we can help you find your dream home and take advantage of the tax credit!

We have the first month of the New Year behind us, so what did the real estate market do?   Well, in Parker & Murphy area we saw a significant increase in the average list and sold price.  The average price per square foot increased $10!  The down news is that the average days on market doubled from December to January.  Also there were 50% fewer homes sold in December.  

 

Yes, this can be attributed to the “typical” holiday slow down in real estate; however that doesn’t fully explain the increase in prices. 

 

Our market remains steady and with the expanded tax credit it is a great time to purchase a home.  To qualify for the tax credit you need to have a home under contract before April, which will be here before you know it!   Call us and we can help you find your dream home and take advantage of the tax credit!

January sales in Allen, TX were nearly identical to the December 2009 sales stats. This is good news for both buyers and sellers.   Sellers are enjoying less than 2 months on the market, a steady price per square foot ($97) and brisk sales, only 4 less homes sold in January than December!  
 
Just one more fact to support the news that our area continues to enjoy a steady real estate market.

Typically January Real Estate sales can be challenging, but the Wylie area enjoyed a brisk business. The average list and sold price dropped only slightly from the figures in December and the final 6 months of 2009. The days on market did increase, by about one week. The average price per square foot remained consistent.
