We have all heard and believed "old wives' tales" or myths that often times just are not true, the same is true in real estate.  So we thought we would take some time to review a couple of the more popular ones:
 

  • If buyers don't like the exterior, they will never go inside.
    • Often true!  Curb appeal is the first impression your home makes on buyers.  Taking time to trim bushes, trees and keep up the lawn care as well as adding flowers or planters will make a big difference when selling your home.  
  • Homes should be painted "realtor white" before selling.  
    • False!   Bold and bright colors don't automatically turn off buyers.  Often times a room calls for a distinticive color to show off different aspects of the space; color can add light and character to a room.  Buyers agents will often tell their buyers paint is easily and inexpensivly fixed, so sellers don't think you have to make everything neutral.   
  • ​Never buy the biggest house on the block.
    • ​Usually true. The biggest homes on the block is typically the most expensive which will most likely affect the appraisal. The same can be true when you are remodeling and making improvements, don't "over-improve" for your neighborhood.  
  • Always avoid first floor condos due to noise and safety issues.
    • False!  A first floor unit can be a terrific bargain and a wonderful place to live.  There can be numerous advantages (no wating for an elevator or climbing lots of stairs; the scenery/view of green space);  there are many ways to make the unit safe (window locks; wrought iron bars; alarm system); as for noise, installation, solid and good-fitting doors and sound-damping panels as well as many window coverings which can block sound and light.   
  • Sellers should expect to earn back everything they invest when they remodel/upgrade before selling.
    • Mostly false!  "Cost vs. Value" reports never reveal a 100% return of remodeling costs.  For example upgrading to fiber-cement siding could yield 84%.  Every agent will tell you that an updated/upgraded kitchen and/or bathrooms will make a huge impact.  
  • To sell quickly you must have the most popular features buyers are seeking.
    • Mostly false.  With the low inventory we are currently experiencing buyers are more willing to look consider a home that might require some updating to match their lifestyle needs.  Every home will sell at the right price.  (that is no myth!)

Bugs and rodents are not my favorite topic and I have put off writing about them, however I don't like them in my home and I figure I am not alone so talking about how to keep them out of our homes is a worth a little discomfort.   

Most home pests can be avoided by doing simple, everyday things. As a homeowner, make sure your doors and windows are closed, as these are the most common ways for pests to enter a home. Make sure window and door screens are in good repair or working order. By eliminating moisture buildup in small areas and basements you reduce the risk of creating hospitable environments for pests. Sealing openings in a home's foundation will help reduce access to your home.

Trees harbor pests -- by keeping tree branches trimmed and away from the home you deter pests (especially spiders) from having easy access to your home's roof. Moisture attracts pests -- direct rain water away from the home and foundation to prevent possible moisture buildup. If you have fire wood, store it at least 20 feet away from the house. Flies and other pests are attracted to garbage, so ensuring that garbage cans are sealed tight and all animal deposits are picked up will help reduce the risks of attracting pests into your home. The best deterrent to pests remains a clean, uncluttered home, where food, crumbs, and anything else that has the potential to attract pests is put away, covered or thrown away.

Spring ForwardYes it is that time already!   Don't forget to SPRING FORWARD one hour this weekend!   

Take time this weekend also to check your smoke detectors, did you know they have a life span of 8-10 years?  There should be a manufacture date inside the unit, if you can't find the date then you should replace it, and when you install the new one be sure to write the installation date inside the cover. The units should be tested monthly and cleaned by vacuuming them without removing the cover.   

One more tid-bit of information - did you realize that when you store batteries, especially 9-volt batteries you should cover the terminals and store them in a cool dry place?  The covering the terminal part is really important as there have been house fires started by sparks created when 9-volt battery teminals touch each other.
